Downstairs Bedroom, Oversized Bathroom, Full Kitchen — Is This the Ultimate Tiny Home Layout?

Comfort without unnecessary compromise seems to be the thinking behind the Adagio by Piccola Tiny Homes in California. Designed as a single-story tiny home for either seasonal stays or full-time living, it leans minimalist in style while still prioritising practicality and everyday ease.

Natural light plays a big role in the overall feel of the space. Inside, there’s a separate downstairs bedroom, an unusually spacious bathroom, and a kitchen that functions much like one you’d find in a small apartment rather than a scaled-down tiny house version. At 30 feet long, 8.5 feet wide, and 13 feet high, the home offers 265 square feet of living space, with the option to go wider at 10 feet if you’d like a little more breathing room.

What sets the Adagio apart isn’t flashy design, but thoughtful execution. The layout feels open and liveable, with careful attention to build quality and finishes. It’s simple, yes—but intentionally so—designed to feel comfortable for the long term rather than just clever for a weekend stay.

Multiple Build Tiers

Pricing for the Adagio varies widely depending on how finished you’d like it to be. Builds currently range from $68,000 to $155,000, reflecting everything from a more hands-on starting point to a fully completed home.

For those who prefer to customise or finish the interior themselves, there’s a “Foundation” option. This version arrives with the exterior completed, including windows and doors, but the inside remains at the bare-stud stage. A step up from that is the “Canvas” model, where all major trades are complete and the interior is finished to drywall, leaving room for personal touches without starting from scratch.

There’s also a turnkey option. “Nest” is the straightforward, move-in-ready version, finished with durable standard fixtures, butcher-block countertops, drywall ceilings, and alternative siding—designed to be practical, comfortable, and ready to live in from day one.

The model featured here is the Signature Series, which incorporates upgraded finishes, cedar accents, and more refined detailing for those planning to live in the home long term.

This is the ‘Signature Series’ Adagio by Piccola Tiny Homes, a single-story tiny home on a 30-foot chassis with a two-foot front pop-out. It measures 32 x 8.5 x 13 feet and is also available in a 10-foot-wide version. Adagio stands out from the crowd for its single-story design, separate bedroom, and wide-open, apartment-like design.

As you enter the main door into the tiny home, you’ll be gently ushered into a relaxing living area. Designed as a ‘flex space’, it can accommodate a sofa or a sectional, a dining table, a desk setup, or your own custom furniture.

Comfort is a top priority in this space, which is why it features warm LED lighting with smart dimmers, premium cedar ceiling finishes, and large windows that let natural light filter through.

Adjacent to the flexible living area is the kitchen that Piccola Tiny Homes has crafted as the centrepiece of the home. Unlike the kitchens in many other tiny homes, this one boasts full functionality, rather than scaled-down compromises.

Alongside generous benchspace, cabinetry, and quality appliances, it also has a mini-split positioned above the kitchen window for comfort as you cook, socialise, and entertain. This unit is part of the dual-zone heating and cooling setup, which you’ll also find in the bedroom.

The kitchen layout has been well thought out for cooking, preparation, and socialising in a compact footprint. It has extensive upper and lower cabinetry, the option to add more cabinets, and an elevated fridge-freezer with storage space underneath.

There’s more to this sink than meets the eye. It has a convenient pull-down faucet with multiple spray settings. There are even built-in accessories, including a cutting board and strainer.

The kitchen is well-equipped with all the appliances you’ll need for everyday living. There’s a three-burner range, a drawer-style dishwasher, and a microwave. The microwave is multi-functional, operating as a convection oven, air fryer, and vent hood.

The design team has thought of everything to save space and incorporate storage. In the kitchen next to the fridge, there’s a large pantry with drawers, as well as a spice drawer. Piccola Tiny Homes also built all storage solutions in-house.

The ground-floor bedroom is undoubtedly a defining feature of this Adagio tiny home by Piccola Tiny Homes. There are no lofts, ladders, or stairs to contend with! Instead, there’s a separate, ground-floor bedroom conveniently positioned off the kitchen and bathroom.

It has an easy-access bed with no elevation required, dual-zone climate control for year-round comfort, and generous headroom throughout. There’s no need to duck as you get in and out of bed.

To meet your bedroom storage needs, the bed features lift-up under-bed storage. There are also built-in bookcases and nightstands for items you want to keep within easy reach.

If under-bed storage and nightstands weren’t enough, both bedroom occupants also have their own closets. They offer hanging space and three drawers.

This tiny home’s bathroom, connecting directly to the bedroom, is notably roomy compared to a more traditional tiny home bathroom. There’s generous elbow room in the large walk-in shower, and a comfortable, elongated toilet. Adjacent is a full-size vanity with a medicine cabinet featuring a defogger and integrated lighting.

It’s the small details that make the biggest difference, too. Piccola Tiny Homes installed a humidity-sensing automatic exhaust fan to limit moisture buildup. Finally, the cedar ceiling ties this space’s design in with the rest of the home.

Next to the shower in the bathroom is a washer-dryer combo. Sitting within a built-in unit, it offers plenty of storage above and below for everyday essentials.
